- Obviously the rental value or market rent will reflect the location of the property, its age and condition, size and quality of the accommodation, whether heated or lit, car parking, and many other attributes.
- As well as ‘what it is’ and ‘where it is’, the rental value or market rent of a property will also be influenced by the specific terms of the lease, e.g. tenant’s repairing and decorating obligations, length of lease, rent review pattern, break clauses, user clause, ability to assign or sub let, service charges, etc. The exact wording of the tenant’s obligations and responsibilities, has a direct impact on the rental value, whether contained in a formal lease or a simple business tenancy.
